Specific Detail Info Public private partnership (PPP) is an agreement between two parties which is the public and the private parties which works together in a project to achieve a main purpose. Through this partnership, the government and private sector provides its skills and assets to provide public service or a public facility for the use of general public. There are many kinds of PPP schemes that have been developed in the world, such as BTO and BOT. These two schemes have given big benefits to the government and private parties, but the principle is quite different. However the main purpose of each party involved is different and this causes problems for the PPP project. The problems that occur in these schemes are finance problem which causes the project to be terminated and loss for the parties involved. To solve this problem a win-win solution must be made so that all the parties’indicatorsare achieved and the project is viable. This problem can be solved by developing the role of contractor in becoming more than just a traditional contractor. In this research the role of contractor is developed into an equity investor and also a developer in a BTO and BOT scheme. The development of the contractors’ role is to help achieve project viability for all parties. In the BTO scheme, the contractor’s role as an equity investor and a traditional contractor gave a big impact to the parties involved with IRR and NPV 38% - Rp 4.850.957.884,26 for the developer whereas the public is 8% - Rp 5.765.082.999,34. The contractor itself achieved 28% - Rp 25.149.963.179,40. In the BOT scheme the NPV and IRR is not achieved, but the contractors’ role as an equity investor and operating the project helped reduce the total cost of the project.
